PERMIT TO PUNCH LIST: INSIDE A LEGACY CONSTRUCTION PROJECT

Ever wonder what actually happens between signing a contract and cutting a ribbon or handing over the keys to a brand-new home? 

Here’s a look inside how Legacy Construction & Development takes a project from permit to punch list…

 

PHASE 1: PRE-CONSTRUCTION

Before anyone sets foot on the job site, the real work begins.

    • Scope review with the owner, architect, and engineering team

    • Full plan analysis identifying conflicts and constructability issues early

    • Permit applications and code compliance coordination

    • Subcontractor procurement including qualifying, bidding, and buying out the right trades

    • Long-lead material identification and early ordering

    • Detailed project scheduling built around real durations and field experience

Whether it’s a commercial buildout, a ground-up facility, office renovation, or a custom home, we don’t mobilize until the project is set up to run properly.

 

PHASE 2: MOBILIZATION & SITE WORK

    • Site logistics planning including access, staging, deliveries, and parking

    • Safety orientation for every person who steps on site

    • Demolition and site preparation

    • Underground utilities, grading, and foundation work

    • Daily documentation including photos, logs, and progress tracking from day one

Our Superintendent is on site every day. Our Project Manager manages the schedule, budget, and communication in real time.

PHASE 3: VERTICAL CONSTRUCTION

    • Structural framing and exterior envelope

    • Mechanical, electrical, and plumbing rough-in

    • Inspections at every milestone

    • Weekly subcontractor coordination meetings

    • Submittal and RFI management

Sequencing trades on a job site is a daily puzzle. Our team has built enough projects to know what comes next before it becomes urgent.

 

PHASE 4: FINISHES & CLOSEOUT

This is where the project comes together.

    • Interior finishes including flooring, paint, trim, cabinetry, and fixtures

    • Final mechanical and electrical connections

    • Owner walkthroughs and punch list resolution

    • Final inspections, certificate of occupancy, and closeout documentation

    • Warranty handoff and as-built package delivery

When we deliver, the project is complete: punch list closed, documentation in hand, and ready to operate or move in. Our portfolio reflects this standard.
